When Asbestos Removal Is Mandatory

The decision to remove asbestos is often confusing for facility managers. Since asbestos is a hazardous material, one would think its identification should automatically lead to removal. However, that is not often the case because facility managers are sometimes advised to encapsulate and manage, rather than remove, asbestos and asbestos-containing material. Nonetheless, you must remember that asbestos management is only practical where the material does not pose an imminent danger to occupants' health. This article explores instances when asbestos removal is mandatory.

Friable Asbestos -- When you invite an asbestos abatement company to inspect your facility, they will survey the premises to identify the type of asbestos present. There are two types of asbestos; friable and non-friable. Non-friable asbestos is considered stable and does not quickly disintegrate when it is disturbed. Although an abatement company might not recommend removal, they will help you prepare an asbestos management plan. On the other hand, if a survey reveals friable asbestos, you should remove it as soon as possible. The reason is that friable asbestos fibres are extremely light and can easily be inhaled by unsuspecting occupants of the building. Therefore, only a qualified and licensed asbestos abatement company should be in charge of the removal exercise.

Asbestos Exposed to Disturbances -- In most facilities, you will find asbestos on walls, roofs, ceilings, and even floors. Thus, the decision to remove asbestos depends on the level of disturbance the asbestos or asbestos-containing material is exposed to. For instance, a farm shed whose asbestos-insulated ceiling is rarely accessed is ideal for asbestos management. However, the situation is quite different from a school shed with an asbestos roof. Asbestos in the school shed is considered high risk because kids might hit the roof when playing and disturb the asbestos. In such a case, asbestos removal is the only way to protect the school children. Therefore, an asbestos abatement company should first analyse the activities within and around a facility before deciding on the next move.

Condition of Asbestos-Containing Material -- As mentioned earlier, wall paint, floor sealants, and insulation can contain asbestos. If the ACMs (asbestos containing materials) are in good condition, you should not worry because they are generally considered safe. However, you should start thinking about asbestos removal if you notice deteriorating ACMs. For instance, if the asbestos insulating board (AIB) within your walls starts disintegrating, it is advisable to remove it. Similarly, you should call professional services when asbestos-containing wall paint starts to peel.
